If you're searching for a 3-bedroom condo in Coral Gables with 1,800+ square feet, an updated interior, impact windows and a well-positioned condominium association for under $2 million, your choices are surprisingly limited—especially near Miracle Mile and Downtown Coral Gables.
I'm seeing this firsthand with buyers I am currently representing who split their time between Miami and New York. Although Miami-Dade's broader condo market has given buyers more choices, the Coral Gables condo market tells a more nuanced story. Larger, updated residences in financially sound buildings are scarce, and when the right property comes to market, buyers need to be prepared to act.
I'm currently working with buyers who want to establish a home base in Coral Gables while continuing to spend part of their time in New York.
Their wish list sounds reasonable:
The challenge?
There simply aren't many condos that check all of those boxes at the same time.
That search has become a useful real-world example of why buyers should be careful about relying on headlines that describe the entire Miami condo market as though every neighborhood, building and price point behaves the same way.
The data you provided shows just how dramatically the Coral Gables market changes depending on price point.

The number that jumps out to me isn't necessarily price. It's size.
The median condo in the approximately $824,500 segment is only 1,376 square feet with two bedrooms. To get into the segment where the median condo offers three bedrooms and substantially more space, the median price jumps to approximately $3.4 million.
That helps explain exactly what I'm encountering with my buyers.
There is a gap in the market between the typical 2-bedroom Coral Gables condo and the larger luxury residences.
A buyer looking for 3+ bedrooms, more than 1,800 square feet, updated finishes and a sub-$2 million price point is shopping directly inside that gap.
Recent Coral Gables condo data shows that 3-bedroom units have had a median sold price around $1.6 million over the last 12 months, compared with just $550,000 for two-bedroom units.
But even that statistic needs context.
A $1.6 million median doesn't mean buyers can easily find a large, renovated 3-bedroom condo near Miracle Mile with impact windows and a building whose financials and structural obligations meet their comfort level.
Once we add those requirements, the pool gets much smaller.
There are really four searches happening simultaneously for today's condo buyer.
Many existing Coral Gables condos simply don't offer 1,800+ square-foot floor plans.
The market-segment data illustrates this clearly: the median unit sizes in two of the middle price segments are only 941 and 1,376 square feet.
Large floor plans exist, but they become considerably more expensive.
An older condo isn't necessarily a problem.
But buyers who want a turnkey property may find a large floor plan in the right location only to discover that the kitchen, bathrooms, flooring or mechanical systems need significant updating.
For buyers dividing their time between Miami and another city, a renovation project often defeats the purpose of purchasing a low-maintenance condo.
In South Florida, impact windows are increasingly high on buyers' lists.
They're particularly appealing to part-time residents who want hurricane protection without having to coordinate shutters while they're away.
But again, adding impact windows to the search criteria eliminates additional inventory.
This has become one of the most important parts of our search.
Today, I don't just evaluate the condo.
I evaluate the condominium association.
Florida's condominium requirements have put increased attention on Structural Integrity Reserve Studies, or SIRS, reserve funding and the physical condition of older condominium buildings.
For applicable residential condominium buildings of three habitable stories or higher, Florida requires a SIRS at least every 10 years. The study evaluates specified building components, their remaining useful life, estimated repair or replacement costs and recommended reserve funding.
Many associations are therefore working through reserve funding, deferred maintenance and projects identified through their studies.
That means a beautiful condo can look perfect online and still require considerably more due diligence once we review the association documents.
For my condo buyers, I'm increasingly looking at the unit and the building as two separate investments.

A gorgeous kitchen doesn't compensate for an association facing significant unfunded repairs.
Conversely, an older interior in a financially well-managed building may actually represent an opportunity—if the buyer is willing to renovate.
It depends on the condo.
That's the distinction sellers and buyers need to understand.
The broader market contains inventory that can sit for months. Your market-segment data shows median days on market ranging from 52 to 136 days, depending on price.
But highly desirable inventory can behave very differently.
Recent luxury-market research found Coral Gables luxury condo inventory among the tightest of Miami's major markets, with Coral Gables posting strong price appreciation in Q2 2026.
So I would describe today's market this way:
Coral Gables isn't universally a seller's condo market—but large, updated, well-located condos in financially sound buildings can absolutely behave like one.
That's exactly what I'm seeing with my current buyer search.
If your criteria are as specific as my clients', waiting for dozens of choices to appear probably isn't a realistic strategy.
Instead:
There's another side to this story.
If you own a large, updated 3-bedroom condo near Miracle Mile, particularly one with impact windows in a well-maintained building with strong financials, you may own exactly the type of property buyers are struggling to find.
That doesn't mean pricing doesn't matter.
In fact, your attached data shows that overpriced properties can still accumulate significant days on market.
But scarcity creates leverage when the property is positioned correctly.
For sellers, I would emphasize the features today's buyers are scrutinizing:
Don't market only the countertops and views.
Market the health of the building, too.
That's increasingly part of what buyers are purchasing.
One of the biggest mistakes I see buyers make is reading that "Miami condos are a buyer's market" and assuming that applies equally to every condo.
It doesn't.
A one-bedroom condo, an older two-bedroom unit and an updated 2,000-square-foot three-bedroom residence near Miracle Mile are technically all "Coral Gables condos."
They're not competing in the same market.
As a Miami Realtor working throughout Coral Gables and the surrounding neighborhoods, I'm seeing the difference in real time with my own buyers. The narrower and more desirable the criteria become, the less useful broad market statistics become.
That is when building-level knowledge, recent comparable sales and understanding what inventory is actually available matter most.

For many buyers, yes. They provide storm protection and can be particularly attractive to second-home owners who aren't always in Miami during hurricane season. Buyers should confirm exactly which windows and doors are the unit owner's versus the association's responsibility.
For buyers prioritizing walkability and a lock-and-leave lifestyle, Downtown Coral Gables can be particularly appealing because restaurants, shopping, services and Miracle Mile are nearby. The tradeoff is that larger, updated residences meeting a specific set of building criteria can be difficult to find.
